2021 Parking Decals


2021 Parking decals were mailed in December and must be placed on the lower left side of the back window.

Please review the community’s parking rules and regulations. “Any vehicle parked in any parking space MUST display a valid Fair Ridge Parking Permit.”

Board of Directors Meetings

The Board Meetings are typically held on the fourth Wednesday of each month. Please contact Management to confirm the dates.

Architectural Control Committee Meetings

Architectural control restrictions are designed to maintain the aesthetic harmony of the community and homes. Homeowners may want to modify the exterior appearance of their home or undertake a major landscaping project. To ensure the modifications are in keeping with the Association’s governing documents, written permission must be obtained from the Architectural Control Committee prior to commencing work on the project.

Before making any changes to your unit an Architectural Modification Request must be submitted and approved in writing.  The guidelines and application may be found in the resident portal under the Documents tab.  Please complete the form and attach all the required documentation as noted in the check boxes.  Please forward the completed application to the management company for processing.

Your completed application will be forwarded to the Fair Ridge Community Association Architectural Control Committee (ACC) who will then have up to 60 days to review your application, though it rarely takes that long.  The Committee generally meets the third Thursday of each month to review applications.  The deadline for submission of those meetings is the second Friday of each month.

Trash and Recycling Information

Trash collection days are Monday and Thursday. Recycling is collected on Mondays, and yard debris is picked up on Wednesdays (March-December).When it is not a scheduled collection day, all trash containers and recycle bins must be properly stored out of public view.

Fairfax County is no longer accepting glass containers in recycling bins. Please see the county website for more information and locations of purple bins for glass drop-off.

Yard Waste Collection

Residents must place yard waste out on WEDNESDAY, from March 1st through December 24th. Grass clippings, leaves and twigs can be placed in biodegradable paper bags, plastic bags, or personal containers marked as ‘YARD WASTE’. Brush and limbs must be less than 6 inches in diameter, cut into 4-foot lengths or less, bundled with rope or twine and cannot exceed 50 pounds. Yard waste or bundles that do not meet these set-out requirements will not be collected.

You will be notified of any special pickups, such as Christmas trees, well in advance of the scheduled date. You may contact Republic Services to arrange a special pickup for bulk items.

Fair Ridge Recreation Amenities

All members of the Fair Ridge Community Association are also members of a master association, the Fair Ridge Recreation Association, which owns and operates several recreational amenities in the Fair Ridge community. These include the following:

  • Swimming Pool and Clubhouse:  located at 12238 Apple Orchard Court
  • Tot Lot:  located at the corner of Fair Ridge Drive and Apple Orchard Court
  • Tennis Court:  located at the end of Fox Lake Drive
  • Walking Paths:  located throughout the community
  • Community Activities:  activities such as Spring Egg Hunts, Pool and Halloween Parties, Oktoberfest Celebrations, Biking and more!

The Association maintains insurance policies on the buildings, common elements and grounds. The individual unit owner is responsible for insuring their unit and personal property in his/her unit. Unit owners are encouraged to seek independent recommendations from qualified brokers concerning insurance that they should maintain to protect their interests including a rider for the Association’s deductible. The Fair Ridge Community Association is insured by Nationwide Insurance. Your mortgage company may send you a notice requesting proof of Master Insurance coverage at year’s end, the renewal date of the insurance policy, the anniversary date of your mortgage, or when you are selling your home. You may also need this information for refinancing and other financial transactions. You can obtain this proof by requesting a Certificate of Insurance directly from the Association’s insurance agent at 571-594-5900.
